Councillor Bines declared a non-pecuniary interest in Item 5a – he has an allotment plot at Handy Cross opposite to the application site.

The Minutes of the Meeting held on 13 March 2024 were approved and signed as a correct record.

RESOLVED: That the application is refused for the following reasons:

• The use of the generator is not in compliance with Policy DM1
• Concern for the potential impact of the proposed foul water storage on site
• Concern about the location of the sales office as it is not on the site of the new development – this would create an increase in traffic.
• Loss of amenity for the residents on what is a completed and finished site.
